Legal Description: 667.766 acres out of the E. L. & R R RY CO Survey Abstract 854, Section 159, Menard County, TX. Physical address is 8497 US Hwy. 83, Menard County, TX.
Location: 9 miles south of Menard, TX and 20 miles north of Junction, TX on the east side of US Hwy. 83.
Description: This ranch is basically square, one mile by one mile. Soils are dark brown clay loam with chunk limestone rock scattered throughout, very typical of the area. Live oak trees of all size and ages dominate the landscape with many old ones along the drainages. There is no evidence of live oak decline or oak wilt as the trees seem to be very healthy. A few years ago, efforts were made to clear mesquite along the drainages but no follow up was done so it has begun to encroach again. There is a fair amount of oak brush or shinnery in the southern part of the ranch which is excellent habitat for deer. Prickly pear is pretty thick in some areas. While there are no major water flows through this ranch, there are several small drainages that flow to Elm Creek and ultimately the San Saba River.
There is a good turf of native grasses and a small fenced area that could be planted in small grain that would be a tremendous draw for deer in the fall and winter.
Improvements: The main house has a kitchen, large living area, two bedrooms and a bath. Across the dog run is a huge TV and game room, perfect for entertaining a large group when the weather is uncomfortable. Adjacent to the room is another large room that is screened and open to the south. Leaving the game room, you cross through another dog run and enter a huge bunk room. There’s a large sleeping area, large laundry room with several freezers and another large bathroom with a walk-in shower. All of these buildings were recently remodeled and in very good condition.
There are numerous other sheds and two portable carports. There are other sheds and houses to cover water systems.
Water: There are three wells with submersible pumps. One is near the house and another on the north central part of the ranch near the pens and a third on the west boundary near Hwy. 83. There is no live water on this ranch.
Wildlife: There is a large population of whitetail deer and wild turkeys. Wild hogs and occasional exotic will show up on game cameras. Red Stag have been seen on the ranch and at several of the feeders. There are no axis on the ranch at this time. Gray fox, raccoons and an occasional coyote or bobcat have been seen.
Fencing: All fencing is netwire and in condition. The pens are not fancy but more than adequate for livestock.
Minerals: Owners are not sure if they own any minerals. They will convey whatever they own.
Summary: This is a very well-located ranch in an area where the neighboring ranches are of similar size, no subdivisions. This ranch has a lot of eye appeal primarily due to the abundance of live oak and small drainages. If you are looking for a hunting ranch with an abundance of game and housing that is set up for entertaining, this is it.
