LOCATION: Approximately 10 miles east of Menard on FM 2092. Turkey Barn Lane bisects this ranch with approximately 90 acres south of the road and the balance lying north of the road.
DESCRIPTION: Level terrain from the San Saba River on the southern boundary to the foot of the hills to the north. The northern third of the ranch is in the rolling hills where soils are shallower. There is a 3 horsepower pump that approximately 75 gallons per minute that moves the water across the road.
IMPROVEMENTS: The house was constructed in 1975 and is approximately 1,600 square feet with 2 bedrooms and 1 bathroom. The home is in need of some repairs but has an open concept design, nice fireplace and nice porches front and back. There is a 40 x 60 shed behind the house originally constructed as a hangar. There is also a covered 40 x 28 slab next to the river that is perfect for entertaining or simply enjoying the river.
WILDLIFE: Whitetail deer, turkey, dove, quail and other predators. Fishing in the San Saba River and the stock tank located north of Turkey Barn Lane.
